Why contents insurance matters

What renters’ insurance covers and why your landlord’s policy won’t protect your things.

Two separate policies

It’s a common and costly misunderstanding: your landlord’s insurance covers the building, not your belongings. If there’s a fire, flood, burglary or burst pipe, the structure is the landlord’s concern, but your furniture, electronics, clothing and everything you own are yours to protect. Contents insurance is the policy that stands between you and replacing it all out of pocket.

What it covers

A renter’s contents policy typically covers your possessions against fire, theft, and water or storm damage, and many policies also cover items temporarily taken out of the home. It’s worth listing your higher-value items, laptops, phones, bikes, appliances, to make sure your sum insured reflects what it would actually cost to replace everything.

Liability cover too

One of the most valuable and least understood parts of contents insurance is tenant liability cover. If you accidentally damage the property, say a kitchen fire or an overflowing bath, you could be held responsible for the repair bill. Many contents policies include cover for accidental damage to the landlord’s property, protecting you from a potentially large and unexpected cost.

Worth the small cost

Renter’s contents insurance is usually inexpensive, often a few dollars a week, for the peace of mind it brings. Compare a couple of policies, check the excess and what’s included, and make sure the cover matches your belongings. For the modest premium, it removes one of the biggest financial risks of renting and lets you settle in with confidence.
