How to stand out in a competitive market

Be ready before you view

In a tight market the best homes go fast, and the prepared tenant wins. Have everything ready to apply the moment you view: photo ID, references from previous landlords or your manager, proof of income, and a short note about yourself. Being able to apply on the spot, completely, puts you ahead of applicants still gathering documents.

Make a strong impression

Landlords and managers choose tenants they trust to look after the place and pay on time. Turn up to viewings on time, be polite and engaged, and communicate clearly and promptly afterward. First impressions count, presenting as reliable and easy to deal with can matter as much as the numbers on your application.

Strengthen your application

A complete application with solid references does most of the work, but a few extras help: a brief cover note explaining your situation, confirmation of stable income, and, if you have a pet, a pet profile and references. The more you reduce a landlord’s uncertainty, the easier it is for them to pick you.

Stay organised and persistent

Competitive markets take patience. Keep a list of the properties you’ve applied for, follow up politely, and keep your documents ready to send again. Don’t be discouraged by a few misses, every viewing is practice. Being responsive, prepared and easy to work with eventually lands the right place.
