When sizing up a suburb, compare current listings for the same type of home, a two-bedroom unit against other two-bedroom units, not last year’s prices or a different property type. Bedrooms, condition, heating, parking and outdoor space all move the number. Looking at several comparable listings gives you a realistic feel for the going rate.
A common guide is keeping rent around a third of your take-home pay, which leaves room for power, transport and everyday living. Decide your ceiling before you start viewing, then match suburbs to it. It’s far less stressful to love a place you can comfortably afford than to stretch for one that leaves your budget paper-thin.
The cheapest weekly rent isn’t always the cheapest place to live. A warm, well-insulated home further out can cost less overall than a cold inner-city flat once you add winter power bills and a long commute. Factor in transport, heating and connectivity alongside the rent to judge the true cost of an area.
